Landlords in the prime arears in and around Valencia are feeling more positive as they look forward to an increase in demand with the launch of the UN base in the and the high speed AVE connecting Valencia and Madrid at the end of 2010. In addition a number of sailing races may or may not be organised, but other events, Tennis and Horse Riding and being brought in to fill the gap.
Los Monasterios, Puzol, Villa Rental prices picking up - June 09
Rents in the Los Monasterios, Puzol area are picking up. Single plot (1,000m2) villas in reasonable locations / conditions are now renting in excess of 3,000 Euros per month up from 2,700 to 2,800. Double plot (2,000m2) villas in reasonable locations/ conditions are being offered in the bracket of 4,000 to 5,000 Euros per month. These rents apply for one year+ contracts.
Valencia Property Market Movement -March 09
The luxury spanish villa estate agents are showing signs of optimism this spring as they begin to clinch deals for the first time in 6 months. Los Monasterios, Puzol has recently achieved its first €3m villa sale of a huge spanish villa. The price paid was around 25% less than the asking price, but nevertheless, agents are encouraged to see buyers willing to put their money into exceptional properties when price right.
Property Prices Reaching the floor - Feb 09
Spanish cities are beginning to see real discounts of 17%+ feed through into the market place. However, at the same time Euribor has reach an all time low and as most Spanish home owner's mortgage is based on this variable rate the fall in mortgage costs in the past 6 months has been substantial.
Nearly all new build property construction has stopped, so there is now a process of working through the completed property which is slowly being absorbed. It is expected that prices will recover in the next 3 years.
Mixed results - Jan 09
As the 2008 annual house price figures are announced we are seeing mixed results across Spain.
Yes, the coast or Costas have fallen dramatically - top of the losers league is the Castellon province with Marina D'Or and Benicassim leading the way with falls of 18.7% and around 16%.
However, the average price fall in Spain in 2008 was only 6 or 7%.
Clearly, the cities of Spain, despite huge building there too, are suffering far less than the holiday regions.
The volume of transactions is also sharply lower with a drop of 28%. However, this figure is likely to fall further as the number of completed off-plan properties slows down.
